Commercial Maintenance

Preventive Roof Maintenance That Catches Problems Early

Most major roof failures start as small, visible problems: a split seam, a failed sealant joint, a clogged drain, loose flashing. Left alone, they turn into leaks, damaged interiors and emergency repairs.

WW Construction & Roofing's commercial maintenance programs put your roof on a schedule. Regular inspections catch developing problems early, photo documentation builds a record of your roof's condition over time, and prioritized recommendations help you plan repairs and budget for future roofing expenses instead of reacting to them.

Why Commercial Roof Maintenance Matters

Small Problems Become Expensive Failures

Commercial roofs take constant exposure, thermal movement, foot traffic and rooftop equipment. These are the areas where problems most often start.

01

Leaks

Water that shows up inside often enters somewhere else. Early investigation limits damage to interiors, inventory and operations.

02

Flashing & Penetrations

Flashings, curbs, pipes and rooftop equipment details loosen, crack and separate over time, and are common leak sources.

03

Sealants

Sealant joints dry out, shrink and fail with sun and temperature swings, opening paths for water.

04

Drainage

Clogged drains, scuppers, gutters and downspouts keep water on the roof longer than it should be.

05

Ponding Water

Standing water on low-slope roofs accelerates wear on the roof surface and seams and adds stress to the roof.

06

Roof-to-Wall Transitions

Where the roof meets walls and parapets, movement and failed details frequently let water in behind the roof system.

07

Seams, Edges & More

Open seams, loose roof edges, blisters, soft spots and storm damage are easier and less costly to address when found early.

The Maintenance Process

Inspect → Document → Prioritize → Maintain

STEP 01

INSPECT

Inspect the roof and relevant building-envelope components on a regular schedule.

STEP 02

DOCUMENT

Photograph and document existing conditions to build a record of the roof over time.

STEP 03

PRIORITIZE

Identify immediate repairs, 0–12 month needs and longer-term capital needs.

STEP 04

MAINTAIN

Perform routine preventive maintenance and help plan the work the roof needs next.

Commercial Maintenance Program

Choose the Level of Protection Your Building Needs

Three maintenance levels for commercial property owners who want scheduled inspections, documentation and planning instead of waiting for the next leak.

Level 1

WW Essential

Starting at$2,500 / year

Scheduled inspections and documentation so you know the condition of your roof.

  • 2 scheduled inspections per year
  • Photo documentation
  • Written condition report
  • Repair recommendations
  • Priority scheduling
Request an Assessment
Level 3

WW Total Building Protection

Starting at$8,000 / year

Everything in WW Preventive, including its routine preventive maintenance labor allowance, plus the building envelope beyond the roof:

  • Exterior walls and panels
  • Parapets
  • Expansion joints
  • Sealants
  • Window and door perimeters, where applicable
  • Water-intrusion areas
  • Insulation and condensation review
  • Annual capital planning

Prices shown are starting prices. Final pricing depends on the size and condition of the roof and building, the number of buildings, access and the scope of the program. Maintenance plans include the inspections, documentation and preventive maintenance specifically listed. Included labor hours in WW Preventive and WW Total Building Protection apply only to routine preventive maintenance identified during scheduled inspections. Materials, equipment, emergency service, major repairs, replacement work and labor beyond the included allowance are quoted separately, as are coatings, spray foam, waterproofing and other capital projects.

Planning Ahead

When Maintenance Finds More

Regular inspections don't just catch small problems. Over time, they show where a roof is headed, so you can plan larger work on your schedule rather than after a failure.

Because WW also handles commercial roofing, roof coatings, spray foam and building-envelope work, recommendations aren't limited to a single product or trade. Any work beyond the maintenance plan is quoted separately.

Find Out What Your Roof Needs
A

Roof Repair

Localized problems at flashings, penetrations, seams, sealants or drainage that need corrective repairs.

B

Roof Coatings

When the underlying roof is a suitable candidate, a coating system can help extend service life after problem areas are corrected.

C

Waterproofing & Building Envelope

Water intrusion at walls, parapets, joints, sealants and other exterior components beyond the roof.

D

Spray Foam Roofing & Insulation

Closed-cell spray foam roofing or insulation where it fits the building and the roof's condition.

E

Reroof & Replacement

When deterioration or repeated failures make repairs a poor investment, documented conditions help plan and budget for eventual replacement.

FAQ

Commercial Roof Maintenance Questions

How often should a commercial roof be inspected?

Many commercial property owners schedule roof inspections at least twice a year, often in spring and fall, plus after major hail or wind events. WW's maintenance programs range from two scheduled inspections per year with WW Essential to quarterly inspections with WW Preventive and WW Total Building Protection.

What does a commercial roof inspection include?

WW inspects the roof surface, flashings, penetrations, seams, sealants, roof edges, roof-to-wall transitions, drainage, gutters and downspouts, and looks for ponding or water-flow problems. Findings are photographed and documented so you have a record of the roof's condition over time.

Are repairs included in a maintenance plan?

Maintenance plans include the inspections, documentation and preventive maintenance listed for each level. The labor hours included in WW Preventive and WW Total Building Protection, up to 4 per quarter, apply only to routine preventive maintenance identified during scheduled inspections. Materials, equipment, emergency service, major repairs, replacement work and labor beyond the included allowance are quoted separately. See commercial roof repair.

How is maintenance program pricing determined?

The prices shown for WW Essential, WW Preventive and WW Total Building Protection are starting prices. Final pricing depends on the size and condition of the roof and building, the number of buildings, access and the scope of the program. WW provides pricing for your property after an assessment.

Can you inspect our roof after a hail or wind storm?

Yes. Storms are a common reason to have a commercial roof looked at, even when no leak has shown up yet. WW can inspect the roof, photograph the conditions found and explain what needs attention now and what can wait.

Can coated and spray foam roofs be added to a maintenance program?

Yes. Coated roofs and spray foam roofs both benefit from regular inspections, because the protective coating should be monitored and maintained over time. TPO, metal and older roof systems can be added to a program as well.
